First and last month rent due at signing. Security deposit required. The "rental term" of the lease is a yearlong with an automatic lease renewal. Limits on occupancy: a maximum of 3 tenants can live in the unit without prior owner permission. Overnight stays for guests are limited to one week without owner permission. Subletting exclusions: No subletting without prior approval of the landlord. Utilities such as water, heat, air conditioning and garbage are included in the rent. The tenant pays for electricity and internet charges which the tenant shall procure. Details of pet policy: Pets are subject to prior owner approval, who is likely to approve a maximum of two cats and one dog under 50 pounds. The owner will decide based upon pet behavior, breed, vaccination, and licensing requirements. The owner requires a pet screening before approving any applicants and signing a lease. There will be a pet deposit or fee determined at that time. In addition, renters' insurance may be required to be purchased by the tenant that specifically covers dog bites and other injuries. The building is pet friendly and has many beautiful potty areas.

Wow! This is a really large and sunny 2 bedroom, 2 bath condo for rent in the extremely desirable Wellington Square building. It has very large bedrooms, an open living room/dining room with gigantic windows and two sliders that lead off to a 250 sq ft balcony. You are not going to believe the large amount of storage inside the apartment and in an additional area in the basement. It's perfect to safely store a bike. It also has covered parking, central heat/air and disabled access. The building amenities are extensive and open to access all the time. They include a really large indoor pool, workout room, and a party room you can use for your guests with a pool table and bar-b-que deck. I never see anyone using these and they are always open! It's a very secure building in a great neighborhood with stable owner occupancy. Not only is it spacious, it's also right near DU and the light rail station. There are plenty of walking paths right outside your door with a pleasant neighborhood and kind, happy people. This University Park apt has a bike path to Washington Park and nearby restaurants and stores. It has easy highway access but is in a dead-end neighborhood so there is not much traffic where you want to walk quietly or where you want your friends to park. You are going to be really impressed with this opportunity. Make an appointment to see it!
