Water is included in the rent. Electricity is paid by tenants. You can consider to add solar panels within the windows to save electricity bills. This needs to be pre approved. Rent agreement is for one year, But if you like the place, courteous to neighbors/workers, your rental agreement can last to 20+ years. You have the right to give me 30 days written notice to move out any time. Our contract will be void once received your written notice. If stays over 5+ years, when move out, landlord will waive fees on repaint the entire interiors. If pay annually, you will be given a discount as well as rent will keeps the same as long as you pay annually, nevertheless, you have the right to terminate our agreement and you will be paid the remaining unused rent when you return my key/s. Deposit will be return within 21 days. I need to give you 30 days to terminate our agreement. If over 2 years, I need to give you 60 days. But, if you like the place and follow what the HOA rules are. I don't see you'd have problem stays for years to come, with the same rent you are seeing today.
