Lease terms

Lease Duration: Minimum 12-month lease required (longer terms preferred). Monthly Rent: $2,700/month Security Deposit: Equivalent to one month's rent, due upon lease signing. Availability: Available for immediate move-in. Utilities & Maintenance Tenant Responsibilities: Tenant is responsible for all public utilities, including electricity, gas, water, sewer, and trash/recycling collection. Tenant is also responsible for minor interior upkeep (replacing HVAC filters, lightbulbs). Owner/HOA Inclusions: The monthly rent covers the Homeowners Association (HOA) fee, which includes professional landscaping, common area maintenance, and snow removal for the community main roads and driveways. Policies & Restrictions Smoking Policy: Strict No Smoking and No Vaping policy permitted anywhere inside the premises or garage. Pet Policy: Pets may be considered on a case-by-case basis. If approved, an additional non-refundable pet fee and monthly pet rent will apply. Parking: Parking is permitted only inside the attached garage and on the designated driveway. No long-term street parking per HOA guidelines. Renter Requirements All prospective applicants over the age of 18 must complete a rental application, which includes: Verifiable background, credit check (mi. credit score of 680+), and eviction history screening. Proof of stable income (minimum gross household income of 3x the monthly rent is standard). Positive references from previous landlords. Renter's insurance policy (min $100k) required prior to move-in.
