Lease terms

12-month lease. Tenant is responsible for all utilities, including electricity, water (Yancey Water Supply), trash service, and internet. No smoking inside the home. Smoking is permitted outdoors only. Pets considered on a case-by-case basis with owner approval. Limit of two pets, 50 lbs maximum each, with a $250 non-refundable pet fee per pet. Large-breed dogs and unapproved animals are not permitted. Pets must be leashed or supervised outdoors the lot is unfenced. Tenant is responsible for routine grounds maintenance, including mowing, trimming, and keeping the lot clear of debris. Lawn equipment is not provided. Tenant is also responsible for replacing HVAC filters, light bulbs, and smoke detector batteries, and for keeping the septic system free of non-flushable items. Owner handles major systems and structural repairs. No inoperable vehicles, and no commercial vehicles, RVs, or trailers stored on the property without written owner approval. Fencing, sheds, or other structures require written owner approval before installation. Written tenant selection criteria provided to all applicants prior to application.
