Lease terms

LEASE TERMS: Twelve month lease then month-to-month: $4,500/month Plus $500 security deposit due upon lease signing (refundable at end of lease) Plus $350 non-refundable cleaning fee Tenant(s) must have a renters insurance policy - these are not expensive but they do protect your belongs and personal injury should you have an accident on the property. Maximum of two persons allowed. Includes: The rental includes water, sanitation pickup and broadband internet by StarLink (very fast). Additionally, the home is fully furnished. We are NOT interested in renting the unit unfurnished; UNLESS, you would like to discuss a rent to own. If you have furniture - you will need to store it privately and there are rental storage units within five minutes of the home. Small dog permitted - must have nails clipped and a $150 pet deposit is required. Cats are not allowed. NOTE: Because of the KOI POND - we cannot rent to families with toddlers as this pond does NOT have a fence around it. It is roughly 3.5 feet deep in the lowest part and a small child could drown if left unintentionally. NOTE: We are looking for a one year lease, but would be open to six month lease as well. OUR TENANT REVIEW PROCESS: We do perform a background criminal, eviction and credit check on all serious candidates. The fee is $35 should you wish to be considered for a rental agreement and if everything comes back as discussed, we will credit the $35 back on your first month rent.
