BRENTWOOD ADU RENTAL TERMS AND CONDITIONS PROPERTY DESCRIPTION The Premises is a detached Accessory Dwelling Unit (ADU) located on the same property as the Owner's primary residence in Brentwood, California. Property Features: * Approximately 950 square feet * One (1) bedroom * One (1) bathroom * Private entrance * Refrigerator * Electric stove * Oven * Microwave * Washer * Dryer The ADU functions as an independent residence. Mail delivery will utilize a shared mailbox with the Owner. Street parking is available. No garage access is included. LEASE TERM * Initial lease term shall be twelve (12) months. * Any extension or renewal must be approved in writing by the Owner. MONTHLY RENT * Monthly Rent: $2,500.00 * Rent is due on the first (1st) day of each month. * Rent received after the fifth (5th) day of the month may be subject to applicable late fees permitted by California law. MOVE-IN REQUIREMENTS The following funds are due prior to occupancy: * First Month's Rent: $2,500.00 * Last Month's Rent Deposit: $2,500.00 Total Due at Signing: $5,000.00 OCCUPANCY LIMIT * Maximum occupancy shall not exceed three (3) persons. * Any change in occupancy requires prior written approval from the Owner. * Unauthorized occupants constitute a material lease violation. UTILITIES The following fixed utility charges shall be paid monthly in addition to rent: * Electricity: $100.00 per month * Internet: $30.00 per month Owner shall provide: * Shared trash service * Landscaping maintenance PARKING * Street parking only. * No garage parking rights. * No garage storage rights. SMOKING, VAPING, MARIJUANA, AND DRUG POLICY The following are strictly prohibited anywhere inside the ADU and anywhere on the property: * Cigarettes * Cigars * Pipes * Vaping devices * Electronic cigarettes * Marijuana in any form * Illegal drugs Any violation shall be considered a material breach of the lease and may result in termination of tenancy. PETS No pets of any kind are permitted without prior written consent from the Owner. NOISE AND QUIET ENJOYMENT Tenant shall not engage in conduct that disturbs neighbors or the Owner's peaceful enjoyment of the property. Prohibited activities include: * Excessive noise * Loud music * Parties * Gatherings causing disturbance * Repeated nuisance complaints Recommended quiet hours: * 10:00 PM to 7:00 AM SUBLEASING AND SHORT-TERM RENTALS Strictly prohibited: * Subleasing * Assignment of lease rights * Airbnb * VRBO * Bookingdotcom * Furnished Finder * Any other short-term rental platform Advertising or offering the Premises for short-term occupancy shall constitute a material breach of the lease. ELECTRIC VEHICLE CHARGING Electric vehicle charging is permitted using approved existing electrical service. Tenant may not: * Install charging equipment * Modify electrical systems * Add outlets * Run permanent extension wiring without prior written approval from the Owner. RENTER'S INSURANCE Tenant shall maintain renter's insurance throughout the lease term. Minimum required coverage: * Personal liability coverage of at least $100,000 Proof of insurance must be provided before move-in and upon request during tenancy. PROPERTY CARE Tenant agrees to: * Keep the Premises clean and sanitary * Properly maintain appliances * Promptly report maintenance issues * Avoid damage to the property Tenant shall be responsible for damages caused by negligence, misuse, guests, or occupants. ALTERATIONS Without prior written approval from the Owner, Tenant shall not: * Paint walls * Install fixtures * Mount antennas or satellite dishes * Make structural modifications * Modify plumbing or electrical systems OWNER ACCESS Owner may enter the Premises in accordance with California law for: * Repairs * Maintenance * Inspections * Emergencies * Showing the property to prospective tenants or buyers Except in emergencies, legally required notice shall be provided. APPLICATION AND SCREENING REQUIREMENTS Each adult applicant age eighteen (18) or older must complete a rental application. Applicant shall be responsible for all screening costs, including: * Credit report fees * Background check fees * Tenant screening fees Minimum qualification requirements: * Credit score of 720 or higher * Verifiable gross monthly household income of at least $5,000 * Employment verification * Satisfactory rental history * No prior evictions * Successful background screening Submission of an application does not guarantee approval. PROHIBITED ACTIVITIES The following are prohibited: * Illegal activity * Commercial operations creating excessive traffic or disturbance * Storage of hazardous materials * Unauthorized occupants * Unauthorized pets * Lease assignment or transfer DEFAULT Failure to comply with any provision of the lease or these rules may result in: * Notice to cure * Financial liability for damages * Termination of tenancy * Any other remedies available under California law ACKNOWLEDGMENT Tenant acknowledges that these terms are material conditions of tenancy and agrees to comply with all provisions throughout the lease term.
