Credit History- acceptance is based on your credit history, no prior evictions, judgements, or collections because of unpaid or late rents or excessive late payments or collections. Any evictions will automatically disqualify you. Criminal background will be verified. Employment verification will be verified. Current rental history will be verified. Tenant Responsibilities & Expectations Tenant is responsible to pay all utilities: Water, Electric, Trash, Sewer and Gas, if applicable. Utilities must be in tenants name before keys will be released. Rental insurance is required. Owner to be additionally insured on policy. Pets are subject to landlord approval. Maximum 1 pet allowed. No cats. A non-refundable pet deposit is required. $250-$400 deposit depending on pets. Service dog okay, paperwork will need to be provided. Tenants responsible to maintain yard and pest service on the home after move-in. Must abide HOA rules. Security deposit required and equal to first month rent.
