Tenant must obtain and maintain renter's insurance throughout the lease term. Proof of renter's insurance with a minimum of $100,000 liability coverage must be provided before move-in. Co-signers may be considered on a case-by-case basis. Required Documents Government-issued photo ID. Last 2-3 months of pay stubs or proof of income. Last 2-3 months of bank statements. Proof of timely utility payments may be requested. Employment verification contact information. Contact information for current and previous landlords. Residential history for the last 2 years. Vehicle information for all vehicles that will be kept at the property. Proof of renter's insurance prior to receiving keys. Additional Information All applicants will be screened based on income, credit history, rental history, and background screening. All adults who will reside in the property must submit an application and be approved before occupancy. Applicants should disclose the names of all occupants who will reside in the home. Rent: $3,500/month Security Deposit: $3,500 Lease Term: 12 months Landscaping included (approximately every other week). Renter's insurance required. First month's rent and security deposit are due at lease signing. Owner provides a monthly electricity allowance. Tenant is responsible for any electricity charges exceeding the allowance. Details will be provided in the lease agreement. All other utilities are the tenant's responsibility, including but not limited to water, gas, sewer, internet, and trash. Parking is limited to designated driveway and garage spaces. Street parking is subject to local regulations.
