LEASE TERMS 12-month minimum lease 30 days written notice required prior to vacating Move-in condition checklist required within 5 days of move-in Professional cleaning required upon move-out TERMS & CONDITIONS No pets allowed No smoking or vaping anywhere on the property Tenant responsible for all utilities (electricity, gas, water/sewer, garbage, internet) Renter's insurance required minimum $100,000 liability coverage No short-term rentals (Airbnb/VRBO) permitted No alterations or modifications without prior written Landlord approval Only occupants listed on the lease may reside at the property HOA REQUIREMENTS Property is governed by an HOA. Tenant is responsible for complying with all HOA rules, regulations, and guidelines throughout the lease term This includes but is not limited to: lawn appearance, parking, exterior storage, noise, and trash bin placement Any HOA fines resulting from Tenant's violation of HOA rules will be the Tenant's responsibility Tenant will be provided a copy of the HOA rules prior to move-in FEES Security Deposit: One month's rent Application Fee: $45 per adult (non-refundable) Move-In / Lease Prep Fee: $198 (non-refundable) Wastewater Treatment Charge: Passed through at actual billed cost monthly Lawn Service: Optional Tenant may maintain lawn independently OR opt into Landlord-arranged lawn service at $50/month Late Fee: 5% of monthly rent after 5-day grace period APPLICATION PROCESS $45 application fee per adult Credit check, background check, and income verification required
