# Lease Terms & Important Information Lease Duration: 12 months Monthly Rent: $2800 Security Deposit: $2800 * First month rent and security deposit should be deposited before the move in date. Smoking Policy: No smoking or vaping inside the property. Pets: Two Pets allowed with approval. Pet deposit and monthly pet fee apply. Parking: Attached 3-car garage plus driveway parking. Tenants must keep vehicles in designated parking areas. Professional auto mechanics service is not allowed in the garage/driveway. Maintenance: Tenant is responsible for routine upkeep, lawn/snow care, and promptly reporting maintenance issues. Tenate is responsible for maintenance costing upto $300 upon authorized technician's estimate . Landlord is responsible for major repairs and systems unless damage is caused by tenant negligence or misuse. Renter's Insurance: Required for the duration of the lease. Occupancy: Property may be occupied only by approved tenants listed on the lease. Lease Renewal: Renewal terms will be discussed with the landlord 2 months prior to lease expiration. The last month rent should be paid 1 month before the expiration of the lease. Application/Screening: All applicants are subject to rental application and screening requirements. Any discrepancy should be settled at in Omaha, Nebraska courts only. The owner is allowed to inspect the house two times a year with 24 hours prior notice to renter. Utilities: Tenant is responsible for electricity, gas, watersewer, trash, internet, and lawn care. Tenant is responsible for establishing and maintaining all required utility accounts for the property prior to the move-in date. All applicable utilities must be transferred into the Tenant's name and activated before possession of the property is provided. Tenant must provide proof or confirmation that the required utility accounts have been established and will be responsible for all utility charges incurred during the lease term. Failure to establish the required utility accounts before the move-in date may result in a delay in possession of the property. The property should be in the same condition as it was handed to the tenate except minor wear and tear things. This Lease is governed by Nebraska law. To the extent permitted by law, any dispute arising from or relating to this Lease or tenancy shall be resolved in a court of competent jurisdiction in Douglas County, Nebraska, with Omaha, Nebraska, designated as the preferred venue.
