Lease terms

Rent is $2,600 per month. Looking for a 12-month lease. Security deposit is $2,600, subject to final application approval and applicable California law. Tenant is responsible for electricity, propane, and trash service. The home uses well water, so there is no monthly water bill. Propane service must be coordinated through a local propane provider. Trash service must be coordinated through the county or local provider. Starlink internet is already installed at the property and may be available as an optional service. The dish is mounted on the roof and the modem is already set up. If the tenant does not want to use Starlink, the service can be shut off. Dogs may be considered with prior written approval. No pets are allowed without approval. Tenant is responsible for any pet-related damage, cleaning, deodorizing, or repairs as allowed by law. Assistance animals are handled in accordance with fair housing laws. No smoking inside the home. Tenant is responsible for maintaining the property in clean condition, including routine yard care, snow removal, and general upkeep during the lease term. The property includes a 30-amp RV hookup/outlet. RV use must be approved in writing by the landlord. The RV hookup is not approval for full-time RV occupancy on the property unless separately agreed to in writing. The home includes a generator hookup for use during power outages. Tenant must follow proper safety procedures and landlord-provided instructions when using generator power. Renter's insurance is required. Property is not fully fenced. The porch area outside the kitchen is enclosed/fenced, but the rest of the property is open. One-year lease preferred.
