Properties are rented in as-is condition. The security deposit is equal to one-month's rent. No smoking at any time inside of the residence or within 10 feet of the building. No pets allowed without prior written authorization from the landlord. Additional rent and deposit will apply if approved. Dogs and cats are the only pets that will be considered. Certain dog breeds are banned due to insurance company requirements. No exotic animals, including but not limited to reptiles, birds, fish, or farm animals will be allowed. Any unauthorized pets will result in a loss of the entire security deposit. You must provide at least a one-year rental payment history and proof of on-time payments. This information will be verified. The tenant is responsible for all utilities, so you must be in good standing with MLGW and have no collection activity from MLGW on your credit report .You must provide a copy of your most recent MLGW bill showing your name and current address. Yard maintenance and pest control are the tenant's responsibility. Your income must equal or exceed three times the rental amount and you must provide your last 2 months/60 days paystubs or tax returns. If you are moving into the area for a new job, you must provide proof of hiring and income information for your new job. This information will be verified. No FED activity (evictions) within the last 5 years. This includes late payments that resulted in a landlord taking legal action against you and then dismissing the case when payment was made prior to the court date. No bankruptcies. If any of the information that you provide is deemed to be false or misleading, your application will be terminated, and your application fee will be forfeited. This is not an exhaustive list of terms. Additional terms will be explained at signing and included in the lease.
