Lease terms

Lease Terms * Minimum 12-month lease required. * No smoking permitted inside the home, garage, or lanai. * No pets allowed. * Tenant is responsible for all utilities, including electricity, water, sewer, internet, and any other applicable services. * Professional lawn and landscape maintenance is preferred and will be billed to the tenant at $150 per month. * Professional pool service is required and will be billed to the tenant at $150 per month. * First month's rent, last month's rent and security deposit are due at lease signing. * Owner reserves the right to conduct quarterly property inspections during the lease term with reasonable advance notice to the tenant, as permitted by Florida law. * Tenant must maintain the property in a clean, sanitary, and well-kept condition throughout the lease term. * Renter's insurance is recommended. * Occupancy is subject to application approval, background screening, credit verification, income verification, and rental history review. * Tenant must comply with all community rules, regulations, and local ordinances.
