    Tenant shall be responsible for payment of all utility services during the Lease Term, including but not limited to: electricity, water, sewer, internet, and cable. Tenant shall also be responsible for any connection charges, deposits, activation fees, and service transfer costs required to establish or continue such services at the Premises. Landlord shall not be liable for any interruption, failure, or defect in the supply of utilities, provided such interruption is beyond the Landlord's reasonable control. Tenant agrees to maintain all accounts in good standing and shall not allow any utility service to be disconnected for nonpayment. Failure to keep utilities active may be considered a default under this Lease. If utilities are bundled with HOA fees (such as landscaping, pool maintenance, or common area services), these shall remain the responsibility of the Landlord unless otherwise specified in writing.
