Lease terms

- 12-month lease term. - $1,000.00 security deposit due at lease signing. - Applicants are subject to credit, criminal, and rental/eviction background screening in accordance with applicable laws. - Tenant is responsible for gas, electric, and internet/cable utilities and must establish service in their name prior to move-in. - Rent is due on the 1st of each month. - A late fee of $50 will be assessed if rent is not received within seven (7) days after the due date. - If a payment is returned for non-sufficient funds (NSF), future payments may be required in certified funds (e.g., cashier's check or money order). - Rent payments shall be made through Zillow Payments or other electronic payment methods approved by Landlord. Cash payments will not be accepted. - Only approved occupants listed on the lease may reside in the property. - Property is for residential use only. - Tenant is responsible for maintaining the property in clean condition, including yard care, snow removal, and pet waste (if applicable). - Tenant must promptly report maintenance issues. - Tenant is responsible for damages caused by negligence or misuse. - No alterations or modifications without prior written approval. - Pets may be allowed with approval and additional terms. - Landlord may enter the property with reasonable notice for inspections, repairs, or showings, except in emergencies. - Lease terms subject to full written lease agreement and Colorado law.
