Lease Terms & Property Expectations * Tenant responsible for all utilities including gas, electric, water, trash, internet, cable, and any other services. * Tenant responsible for yard maintenance, watering, weed control, and general exterior upkeep to maintain healthy landscaping and grass. * No smoking permitted inside the home, garage, or on the property. * Maximum of three (3) vehicles allowed on the property at any time. * No parking on the side of the house, lawn, rocks, or other unapproved areas. * No leaking oil, automotive fluids, or vehicle repairs permitted on the property or street. * Tenant must comply with all City of Loveland ordinances, HOA/Metro District rules, parking regulations, and neighborhood requirements. * No pets permitted unless specifically approved in writing by landlord in advance. * No additional roommates, occupants, or long-term guests without prior written landlord approval. * No subleasing or short-term rentals permitted. * Property must be kept clean, sanitary, and well maintained at all times. * Renters insurance may be required prior to move-in. * Income verification, background check, rental history, and credit review required. * Minimum household income generally expected to be at least 3x monthly rent. * Section 8 considered. We are looking for responsible tenants who will take pride in maintaining and caring for the property.
