Terms at 18511 Cypress Steppe Ln

Rent: Rent is due on the 1st day of each calendar month. If rent is not received by the 3rd day of the calendar month, Tenant shall pay an initial late fee of $50.00 and a daily late fee of $10.00 for every day thereafter that the rent remains unpaid. Total late fees shall not exceed 12% of the monthly rent. Smoking Policy: This is a 100% non-smoking property. Smoking or vaping of any substance is strictly prohibited inside the house, garage, or any enclosed structures. Tenant is liable for all professional smoke-remediation costs if this is violated. Drug-Free Premises: The manufacture, distribution, use, or possession of any illicit drugs or federally controlled substances is strictly prohibited. The use of controlled substances without a valid, legal prescription is a material breach of this Lease and grounds for immediate termination. Compliance: The Property is subject to a Homeowners Association (HOA). Tenant agrees to comply with all Covenants, Conditions, and Restrictions (CC&Rs) and bylaws. Fines: Tenant is responsible for any fines assessed by the HOA due to Tenant's (or guests') violations (e.g., improper trash storage, lawn neglect). Correspondence: Tenant must immediately forward any HOA violation letters received to the Landlord. Right of Entry: Landlord reserves the right to enter the Property for visual inspections to verify condition and Lease compliance. Notice and Access: - 24-Hour Notice: Except in emergencies, Landlord will provide 24 hours' notice prior to entry. - Unrestricted Access: Landlord shall have unrestricted access to all areas, including bedrooms, closets, the garage, attic, and mechanical areas. - Documentation: Landlord may take photographs or video during inspections to document the Property's condition.
