LEASE TERMS Duration: 12-month lease minimum. Available July 1, 2026. Rent & Fees: - Base rent: $2,200/month - Optional off-street parking: $150/month (one assigned space) - No security deposit - $400 non-refundable move-in fee per occupant (covers turn cleaning, key replacement, administrative setup) - Rent due on the 1st of each month; $50 late fee after the 5th Utilities: - Tenant pays: electricity, gas, internet, cable - Owner pays: water, sewer, trash, recycling - Heat and A/C are individually metered tenant controls their own furnace and HVAC Smoking: Strictly no smoking inside the unit or anywhere on the property, including the rear lot. Includes cigarettes, cigars, vaping, and cannabis. Violation grounds for lease termination. Pets: - 1 cat permitted with $300 one-time pet fee + $25/mo pet rent - No dogs at this time - Cat must be spayed/neutered and vaccinated; documentation required at move-in - Service animals and emotional support animals exempt from fees per Fair Housing Act Renters Insurance: Required. Minimum $100,000 personal liability coverage. Owner to be named as Additional Interest on policy. Proof of coverage required prior to move-in and at each renewal. Maintenance: Owner handles all building systems, major appliances, plumbing, electrical, and structural repairs. Tenant responsible for routine cleanliness, replacing light bulbs and HVAC filters, prompt reporting of issues, and any damage caused by tenant negligence or pet. Building Rules: - No subletting or Airbnb-style short-term rentals - No alterations to walls, fixtures, or flooring without written owner approval - Trash and recycling to be placed in designated bins; no items left in common areas Showings: Owner reserves the right to show the unit during the final 60 days of the lease with 48 hours written notice, in accordance with Chicago RLTO. Cook County Just Housing Initiative compliance: All screening criteria are applied uniformly. Criminal background is reviewed via individualized assessment per Cook County Human Rights Ordinance; no blanket bans on prior convictions.
