Lease terms

Utilities & Lease Terms Owner covers water, garbage, and sewer. Renter is responsible for heating, electricity, and internet, and will need to set up their own accounts for these services. Lease term is 12 months, with flexibility for 6-month or longer-term arrangements depending on what works for the right tenant. Home Care & Upkeep We ask that renters help keep the home in the same great shape it's in at move-in (normal wear and tear is expected and totally fine). A few specifics: -Furnace air filter should be changed monthly - we're will provide filters. -Snow removal (shoveling or plowing the driveway/walkways) is the renter's responsibility during winter. -Owner will coordinate irrigation start-up and shutdown each spring/winter through a third-party service, and just asks for some flexibility in scheduling around those visits. -Renter handles replacing light bulbs and smoke/CO alarm batteries as needed. -If renter likes a home security system (e.g., SimpliSafe), Renter is welcome to install one at their own cost. House Policies -No smoking inside the home. -Pets: cats aren't permitted, but we're open to discussing one dog. Getting in Touch For anything beyond routine upkeep like bigger repairs, appliance issues, structural concerns, the owner is just a call or text away. We aim to be responsive and want this to be a place you genuinely enjoy living in.
