Terms at 18416 Copper Grassland Way

Minimum 12-month lease required. Monthly rent is $2,595, with a security deposit of $2,595. Last month's rent is due at signing, along with the security deposit and any applicable pet fees or deposits. Renter is responsible for water, gas, electric, internet, cable, pest control and any other personal utility or service accounts. Tenant is responsible for regular replacement of AC filter. No smoking or vaping is allowed anywhere on the property, including inside the home, garage, or outdoor areas. Pets are allowed with prior written approval, with a maximum of one pet total. Approved pets require a $500 animal deposit per pet and a $250 one-time non-refundable animal fee per pet. No unauthorized animals are allowed. Assistance animals will be handled according to applicable law and are not treated as pets under the animal agreement. The current animal agreement separates an animal deposit from a non-refundable animal fee, and the lease also includes charges for unauthorized animals. Tenant is responsible for maintaining the yard, lawn, landscaping, water softener salt, light bulbs, air filters, and general day-to-day cleanliness of the property. The home includes a refrigerator, washer, dryer, water softener, reverse osmosis system, Nest thermostat, Nest doorbell, bookshelves in the study, cabinet in the master toilet, and TV with TV mount in the living room. Tenant must follow all Falcon Pointe HOA rules and keep trash bins out of street view except on trash pickup days. Tenant is responsible for quarterly pest control service through through preferred Pest Control company. Tenant must keep the home clean, healthy, and dry to help prevent pest issues, and must allow scheduled pest control access for interior and exterior treatment. Tenant should report any bugs or pest activity so it can be addressed during service. Tenant is responsible for maintaining the water softener and reverse osmosis system including filter. Please plenish water softener salt as needed, usually every three months. Ypu cna buy salt bags at HEB. Tenant should contact Austin Water Solutions for RO filter replacement and water system service. All adult occupants age 18 or older must complete a rental application and pass credit, background, eviction, income, employment, and rental history screening. Tenant must comply with the lease, HOA rules, property rules, pet rules, maintenance responsibilities, and move-out requirements. Property must be returned clean and in the same general condition as received, normal wear and tear excepted.
