Lease terms

Minimum 12-month lease. Security deposit equal to one month's rent (subject to application qualifications). Rent is due on the 1st of each month. Tenant is responsible for electric, gas, internet/cable, and any other utilities specifically assigned in the lease. Landlord will pay water, sewer, and trash unless otherwise stated. Proof of renters insurance is required prior to move-in and must be maintained throughout the lease term. Smoking or vaping is not permitted inside the dwelling unit. Pets may be considered on a case-by-case basis with landlord approval. Additional fees and restrictions may apply. Assigned off-street parking is available. Only registered and operable vehicles may be parked on the property. Quiet hours are from 10:00 PM to 7:00 AM to ensure a respectful living environment for all residents. Routine maintenance requests must be submitted through Zillow or the landlord's designated maintenance portal. Emergency maintenance should be reported immediately. Occupancy is limited to approved tenants listed on the lease. Long-term guests require prior written approval. Any alterations, painting, satellite dishes, or installation of fixtures require written landlord approval. The leased premises include only the rented dwelling unit and any assigned parking space(s). Areas not specifically designated in the lease remain under landlord control.
