Lease terms

Lease Terms * 12-month lease required. * Rent is due on the 1st of each month. * 3-day grace period. Late fees apply after the grace period in accordance with Texas law. * Security deposit: One month's rent. * Tenant is responsible for all utilities, including electricity, water, sewer, trash, gas (if applicable), internet, and cable. * Tenant is responsible for lawn care and keeping the yard maintained. * Landlord will provide and replace HVAC filters. * Pets are welcome with landlord approval. Pet rent is $50 per month for up to two (2) pets. Additional pets may be considered on a case-by-case basis and will require an additional monthly pet fee if approved. * No smoking or vaping inside the home. * Renters insurance is required for the entire lease term. The tenant is solely responsible for their personal property and liability. The landlord is not responsible for loss, damage, or injury involving the tenant's belongings. * No alterations or modifications to the property without the landlord's prior written approval. * Occupancy is limited to the individuals listed on the lease. * Applicants must complete a background and credit screening, provide proof of income of at least 3 times the monthly rent, verify employment, and provide satisfactory rental history.
