Lease terms

Lease Duration: 12-month minimum. Move-in Date: Available starting July 5th, 2026. Security Deposit: $8000(Due upon signing). Utilities: Tenant is responsible for all utilities (electricity, water, internet, etc.). HOA & Lawn Care: Rent includes HOA fees and professional lawn care maintenance. Pet Policy: Pets considered on a case-by-case basis. Requires a one-time non-refundable pet fee of $300 and an additional pet rent of $50/month. Renter's Insurance: Mandatory renter's insurance is required for the duration of the lease and must be provided prior to move-in. Screening Criteria: Applicants must have a minimum credit score of 650+ and verifiable monthly income of at least 3x the rent. Smoking Policy: This is a 100% smoke-free property (including indoors and all outdoor premises). No smoking of any kind is permitted. Pest Control: Tenant is responsible for maintaining the property free of pests during the lease term. (Note: While the landlord will ensure the property is pest-free upon move-in, routine pest control services are the tenant's responsibility.) Maintenance: Tenant is expected to keep the property clean and in good order. Any damage caused by neglect or misuse will be the tenant's responsibility. Parking: Two-car garage and driveway parking available.
