Lease Terms & Tenant Requirements We are seeking responsible, long-term tenants who will treat this beautiful home with care and respect. Lease Terms Initial lease term of 12 months, with the option to renew annually based on satisfactory tenancy. Full monthly rent is due on the 1st of each month. Late fees will apply to payments received after the 5th of the month, as permitted by California law. Tenant Responsibilities Tenant is responsible for payment of all utilities, including electricity, gas, water, sewer, garbage, internet, and any other applicable utility services. Tenant is responsible for maintaining both the front and back yards. Tenants are expected to promptly report any maintenance or repair issues and to keep the home clean, sanitary, and in good condition throughout the lease term. No painting, remodeling, installation of satellite dishes, or other alterations or improvements may be made without the landlord's prior written approval. Subleasing, assigning the lease, or operating short-term rentals (including Airbnb or similar services) is not permitted without the landlord's prior written consent. Occupancy All adult occupants (18 years of age or older) must complete an application, pass the screening process, and be approved before occupying the property. Maximum occupancy will be in accordance with applicable California laws and the terms of the lease. Application Requirements Qualified applicants should have: Good credit history. Positive rental references. A satisfactory background screening.
