Applications may be evaluated based on a combination of factors, including: Income and employment stability Credit history and overall creditworthiness Rental history and landlord references Eviction history Identity verification Completeness and accuracy of application information Other lawful screening criteria permitted under applicable law Preferred qualifications include: Gross household income generally sufficient to support the monthly rental obligation; approximately 2.5 times monthly rent is preferred Stable employment or verifiable income source Positive rental history and references No prior evictions preferred Applicants with limited credit history may still be considered based on overall application strength, including income, employment history, and rental references. Reusable Tenant Screening Reports: The landlord does not accept reusable tenant screening reports. Screening Provider: Applications will be processed through Zillow Rental Manager. Screening may include identity verification, credit history, background screening, eviction-related records, and income documentation provided by the applicant. Pre-Screening and Applications: Applicants who have not completed a Zillow Rental Manager application may be asked to provide basic information prior to scheduling a showing, including desired move-in date, household size, employment status, income range, and pet information. Prospective tenants may choose to complete a Zillow Rental Manager application before or after viewing the property. Submission of an application does not guarantee approval or tenancy.
