We are directly centered and within walking distance to Pearl St Mall (0.7 miles), CU Boulder's Folsom Field (0.7 miles), and Twenty-Ninth St Mall (0.7 miles), and also within walking distance of many other grocery stores, restaurants, and coffee shops. We have a biking score of 100/100. We are around the corner from Emma Gomez Martinez park and there is a little stream that runs behind the building next to us. OVERVIEW: This is a tri-level 4br/3ba townhouse. Each bedroom has its own thermostat for heat and air conditioning! This means nobody other than you gets to dictate how warm or cool you are. You and each of the other 3 roommates have their own leases. One person per bedroom. One-year leases are offered. Two bedrooms will remain occupied and 2 will become available August 15, 2026. Of the available bedrooms, there is a larger one that is 12x11' and a smaller one that is 10x9'. Both are carpeted. They are both on the top floor, so you never hear anyone's footsteps above you. Our unit is the end unit in the complex, therefore we only share walls on one side of our townhome. The bedrooms have ample windows making them feel more spacious and airy. Each bedroom has its own dedicated mini-split heat and air conditioning unit, and also a ceiling fan. The townhome also has a whole-house-fan, which quickly exchanges the outside air for the inside air and gives a wonderful breeze in warmer months. THE BEDROOMS: The bedrooms come unfurnished or furnished. If interested in the furnished option, inquire for more details. Neither bedroom has a private bathroom. This post is for the smaller bedroom. There is a separate post for the larger bedroom. ABOUT THE TOWNHOUSE: This townhome has 3 floors. The top floor has 3 bedrooms, a bathroom, and a laundry room. The top floor bathroom's shower, toilet, and tub are separate from the double sink/vanity area (so more people can use it at the same time). There is another bathroom in close proximity (on the middle floor just at the bottom of the staircase). The laundry room being on the same floor as this bedroom means there is no need to lug laundry up and down stairs. The bottom floor has 1 bedroom, 1 bathroom, and a storage space for large items like snowboards, bikes, and suitcases. The middle floor is the common living area and has a bathroom, a living room, a kitchen, open-space dining room area, and a balcony. The living room has 2 large couches, a 55" ROKU TV, a wood burning fireplace, and a study area. The covered balcony is 10x6 and has an electric grill. The kitchen has hardwood floors, a center island and barstools, a large fridge with pull out freezer, a dishwasher, a built-in microwave, a stovetop, and an oven. There is a dining area off to the side of the kitchen that has a table and buffet area. We have a security system in place that monitors the building's exterior for added security. PARKING: Two off-street parking spaces are available right next to our front door on a first-come basis and there is unmetered street parking out front of the building. LAUNDRY: There is a washing machine and a dryer on the top floor. This is a shared amenity. YOUR ROOMMATES: BEDROOM #1 FEMALE - recent graduate in computer science with focus in Ai/philosophy/quantum physics, working tattoo artist, jewelry, mixed media, & fine art artist, interests include rave festivals, alternative fashion, guitar, snowboarding, surfing, drawing, and painting. BEDROOM #2 MALE - young adult, working full-time at a restaurant, tends to work until late and sleeps in, interests include gaming, cooking, and going out to bars and restaurants. BEDROOMS #3 and 4 - Seeking a considerate, mild mannered, and friendly young adult roommate of any gender who is either working or completing their education. The current roommates do not have any pets. The townhome doesn't have a fenced yard but the roommates are open to someone who has a pet. Inquire about the pet fee. HIDDEN FEES: The rent includes all utilities and internet. There are no hidden costs for anything, just the rent and the security deposit. The only possible additional costs are if you want your bedroom furnished and/or if you have a pet.
