Lease terms

Lease Duration * The initial lease term is one (1) year. * Upon renewal, rent may be adjusted based on comparable market rental rates. Utilities * All utilities are included in the monthly rent. (Electricity, water, gas, and Internet Included) Pets * One (1) pet is permitted with landlord approval. * The tenant is responsible for ensuring their pet does not damage the yard, landscaping, or other exterior grounds. * Pets must be well-behaved and not create disturbances or nuisances for neighboring tenants. The tenant is responsible for cleaning up after their pet and any damages caused by the pet. Smoking Policy * Smoking is not permitted inside the residence. Any outdoor smoking must be done responsibly, with cigarette waste properly disposed of, and must not disturb neighboring tenants. Parking * Parking is permitted only in designated parking areas. Vehicles must be properly registered, operable, and may not block driveways, walkways, or access points. Property Maintenance * The property, including the exterior grounds, is professionally maintained on a biweekly basis by the landlord. * Tenants are expected to keep the interior of the residence clean and in good condition and promptly report any maintenance issues. * Tenants are responsible for any damage caused by themselves, their guests, or their pet beyond normal wear and tear.
