Lease terms

This is a fully furnished, mid-term rental with a minimum of 1 month stay, with preference given for longer stays. Perfect for digital nomads, travel nurses, or work contractors needing a furnished rental. All applicants and persons on the rental agreement must follow an application screening process. NO smoking inside the dwelling. Wifi & utilities included; Electricity has a max of $150 per month. Tenant is expected to maintain an orderly and clean patio and carport area. There are strict HOA rules regarding the parking, trash, cleaning up after pets, and restrictions on parties and/or loud noise which WILL be provided. Tenants are expected to follow these as violation will result in a notice and after a repeated violations, grounds for termination of the lease. Playing loud stereo, TV or musical instruments where the sound carries outside the residence into surrounding units is not permitted. Outside gatherings held Sunday - Thursday should be taken inside after 7 pm. Friday, Saturday and holidays outside parties are to be taken inside after 10 pm and music volume kept to a limit. Smoking outside in the common area is permitted as long as the trash is disposed in a non-flammable container. Usage of, including sale of, illegal substances on property is prohibited and will be reported to the police. Disorderly conduct: fighting, loud, obnoxious conversations and confrontations, whether on the phone or in-person, that are disturbing the peace and quiet on premises are prohibited. Dispose of trash and recycling in designated trash container located in the assigned carport area. Any items not picked up will have to be taken by the tenant to the nearest Harris County Neighborhood Depository & Recycle Center (found via Google Map search).
