Tenant Selection Criteria & Lease Terms Property: 1831 Norfolk Ave, Dallas, TX 75203 Lease Terms Initial Lease Term: The initial lease term is six (6) months. At the expiration of the initial lease term, the tenant may request an extension. Any extension will be subject to landlord approval and a written agreement. Monthly Rent: $2,050 per month. Security Deposit: $2,050. Rent & Security Deposit: The first month's rent and security deposit are due at signing of the lease agreement. Smoking Policy: Smoking is not permitted inside the house. Property Maintenance Responsibilities The tenant will be responsible for routine lawn and yard maintenance and keeping the alley area serving the property reasonably clean and free of debris. The tenant will also be responsible for replacing the A/C filter every two (2) months and properly maintaining the filter as required for normal HVAC operation. HVAC repair costs may be charged to the tenant when the landlord determines, based on available documentation or other reliable information, that the repair or damage was caused by the tenant's failure to properly maintain or replace the required A/C filter, to the extent permitted by the lease and applicable law. Specific maintenance responsibilities and requirements will be stated in the final written lease agreement. Tenant Selection Criteria Applicants must meet the following criteria: * Gross monthly household income of at least three (3) times the monthly rent. For this property, the minimum gross monthly income is $6,150. * Verifiable current income. * Verifiable credit history. * Minimum credit score of 680. * Verifiable previous rental history. * Criminal background screening is required. * Applicant must provide the full names and ages of all persons who will occupy the property. * All occupants age 18 or older must complete the required background screening. * Applicants must provide accurate and complete information on the application. * Criminal history will be evaluated in accordance with the landlord's written criminal background screening policy and applicable federal, state, and local laws. * Smoking is prohibited inside the property. Application & Showing Process Prospective applicants must complete a brief preliminary screening before a property showing is scheduled. Applicants who meet the preliminary screening requirements and wish to proceed will be provided with the full rental application and applicable tenant-selection and screening documents. The landlord's tenant-selection criteria may include criminal history, previous rental history, current income, credit history, and failure to provide accurate or complete information. Specific lease terms, responsibilities, restrictions, and conditions will be stated in the final written lease agreement.
