Lease terms

* Tenant is responsible for all utilities except trash service and exterior maintenance. * Renters insurance is required for the duration of the lease and must provide coverage for the tenant's personal property. Tenants with pets must also obtain any required insurance rider. * Pets are subject to landlord approval. No aggressive breeds permitted. An additional 50 per month pet fee per approved pet** will apply. * No smoking is permitted inside the home or garage. * Minimum lease term is **12 months** (longer lease terms preferred). * Tenant is responsible for the 250 HOA transfer fee which provides vehicle registration for the guard gate and resident entrance, as well as access to the community amenity center and key fob. * Tenant is responsible for replacing the home's water filter as needed and replacing the air handler filter at least **once every three (3) months or more frequently if necessary. * Tenant is responsible for establishing and maintaining **quarterly pest control service** throughout the lease term. The current provider is **HomeTeam Pest Defense ** at an approximate cost of 100 per quarterly service which shall be paid directly by the tenant. * Tenant agrees to maintain the property in a clean and sanitary condition and promptly notify the landlord of any maintenance issues or repairs needed to help prevent further damage. **Early termination of the lease will result in a lease termination fee equal to two (2) months' rent, in addition to any other obligations required under the lease agreement and applicable Florida law.**
