The Lease Agreement (the "Agreement") is made between the Landlord, and the Tenant, for the property located at 1830 S 336th Street, Unit H201, Federal Way, Washington, 98003. The lease term is for 12 months, starting on the Commencement Date and ending on the Termination Date. The monthly rent is $2,400 payable each month. A security deposit of $2,400 is required, refundable within twenty-one (21) days after the termination of the Agreement. The Tenant is responsible for all desired utilities including but not limited to electricity, internet, heat and cable. The Landlord covers water, garbage, and sewer. The Tenant is responsible for routine maintenance and repairs, while the Landlord handles major repairs and structural maintenance. The Tenant must use the Property solely for residential purposes, and smoking is strictly prohibited inside the premises. The maximum occupancy limit is four (4) individuals. The Landlord may enter the Property with 24 hours' notice for inspections, repairs, or showings. The Tenant is encouraged to obtain renter's insurance. The Lease Agreement is subject to the South Garden Court Condominium Association's provisions. Grounds for eviction include non-payment of rent, violation of the Agreement, or other legal grounds. The Tenant is responsible for legal expenses in case of eviction. The Agreement is governed by the laws of Washington State. Notice Regarding Tenant Screening Process: In compliance with the Fair Tenant Screening Act of Washington State, our tenant screening process may involve credit checks, criminal background checks, rental history verification, employment and income verification, and reference checks. Rejection criteria include negative credit history, criminal records, poor rental history, insufficient income, and negative references. Consumer Reporting Agencies used may include; TransUnion, RentSpree, Experian and Contemporary Information Corp. Applicants have the right to receive a free copy of the consumer report if their application is rejected. They also have the right to challenge or dispute any inaccurate or incomplete information. The applicant is responsible for the screening costs, and personal information will be handled with confidentiality.
