Lease terms

Each applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement. If the best qualified applicant does not meet the minimum criteria they may be offered alternative terms such as the use of a guarantor / cosigner. * Rent is $1400 per month. This includes Water-Sewer-Garbage, which is paid by owner. * 12 Month Lease. * Security Deposit is $1400. * 2 Bed/1Bath Unit is available now. * Washer and Dryer are in unit. *1 covered parking space and an uncovered space is included with rent. * 1 Small Dog OK, No Cat(s), No Large Dog(s). No Smoking / No Vaping. * Tenant(s) pays for electricity use (Avista). Tenant(s) pays for cable/internet. *Tenant(s) must obtain Renters Insurance. MINIMUM CRITERIA FOR ACCEPTANCE Applicant(s) must be a minimum of 18 years of age. Each applicant will be required to apply individually including married couples. Gross monthly income must equal (3x) times the stated monthly rent. Employed for 1 year or more and everything matches application or other verifiable income. Credit score of 650+ is required. No prior evictions or owning money to previous landlords within the last 7 years. Three (3) or less rental late payments in 3 years. Clean Rental History. No felony on a background. No convictions within the last 7 years. Comprehensive reusable tenant screening reports are accepted
