Lease terms

Duration of lease is 12 months with the opportunity to go month-to month after the first year. Deposit is one month of rent and cannot be used toward the last month of rent. Deposit is typically 30-40% nonrefundable. Tenant pays pro-rated rent based on move-in date. Utility deposit is $200 and is refundable after last utility bill is paid. Tenant pays all utilities except for garbage/sewer/outside water. Tenant does not pay HOA fee. Renter's Insurance is required. We require a standard background and credit check. Criteria that the owner will use to determine eligibility includes a credit score higher than 620, an income of at least 2.5 x rent amount, and no past evictions or negligent rental history. Criminal history will also be taken into account with crimes such as domestic violence or of a sexual nature likely disqualifying applicant. Extensive and/or recent criminal history may also affect eligibility. Applications are $35/adult or the amount listed on the website. These funds can be recovered by the applicant if the amount of the rental agreement is different than the proposed estimates given, or if the rental agreement includes an amount not disclosed by sending a written demand to the owner within 5 business days after the renter receives the rental agreement and prior to the renter signing the rental agreement. This unit is expected to be available for showings on July 2, 2026. Move in day is subject to change based on showings and status of the property at that time.
