CREDIT: Credit Score of 640 or higher, OR proof of savings equal to minimum of 4 months rent ($5,580) if no credit history OR if score 600-639. STABLE INCOME or EMPLOYMENT HISTORY: 6 months of employment with current employer or in the same field of work; OR proof of savings equal to 4 months rent; OR verification of income history if self-employed. PUBLIC RECORDS: Per the Attorney General of the State of WA, criminal convictions will be considered in light of the context of the crime when determining if the applicant poses a risk to the other tenants on the property. RENTAL HISTORY: Favorable references from last 2 landlords (ie: timely rent payment, no damage in excess of normal wear and tear, no documented rules violations, timely issuance of notices of intent to vacate and compliance therewith). OR if no prior unrelated landlords history, In-State Guarantor/Co-Signers meeting rental criteria or additional deposit may be allowed. We primarily are seeking to determine if you can: pay rent on time, take good care of the property, and are a good neighbor.
