This is a one-year fixed-term lease for the property. The unit is non-smoking. The owner covers water and garbage fees, while tenants are responsible for all other utilities. Internet access is available on-site, but no performance or coverage guarantees are provided; tenants may arrange and pay for additional or upgraded internet service if desired. One compact parking space is included at no extra charge, with an optional covered parking space available for an additional monthly fee. Renter's insurance is strongly encouraged but not mandatory. Pets are permitted only on a case-by-case basis with prior approval; approved pets require a non-refundable $200 pet deposit and a $50 monthly pet fee, and tenants must clean up after pets daily and comply with all pet-related rules. Tenants are responsible for regular maintenance of the deck and garden bed areas. The unit operates on a separate septic system, and tenants are liable for any fees or repairs resulting from negligence, such as flushing non-septic-safe materials. The unit includes a brand-new washer and dryer, for which tenants assume responsibility for routine maintenance and any repairs/replacement needed during the tenancy (excluding normal wear and tear covered under manufacturer warranty, if applicable).
