Lease terms

1. **Lease Duration The lease will commence on 5/11/2026 and terminate on 5/31/2026, covering a term of 12 months. After the lease term ends, the tenancy will convert to a month-to-month agreement unless renewed in writing. 2. **Rent and Security Deposit - Monthly Rent: $875, due on the 1st of each month. - Security Deposit: $875, to be held in compliance with California law. - Utilities: $100 flat fee. 3. **Smoking Policy Smoking is strictly prohibited inside the property and within 20 feet of the building to ensure a clean and safe environment for all residents. 4. **Parking Policy - One (1) parking space is included in the lease. This parking space is located on the curb of the property. - The parking space is to be used solely for operational vehicles. Storage of inoperable vehicles, trailers, or equipment is prohibited. - Tenants are responsible for keeping the parking area clean and free from oil stains or debris. 5. **Pet Policy - No pets are allowed on the property under any circumstances. This includes temporary pet-sitting or housing of animals for guests. - Service animals and emotional support animals are exempt from this restriction, in compliance with applicable laws. 6. **Landlord's Live-In Status - The landlord resides on the property and occupies a portion of the premises, located at the master bedroom. - Tenants should expect reasonable and respectful interaction with the landlord, including occasional access to common areas or shared spaces. - The landlord may enter the tenant's leased area with at least [24-48] hours' written notice, except in emergencies or for necessary repairs. In case of an emergency, entry may be made without notice. 7. **Renter Responsibilities Tenants are responsible for the following maintenance tasks during the lease term: - Keeping the property clean and in good condition. - Regularly replacing HVAC filters (if applicable). The live-in landlord will change the HVAC filter, but in the vent the landlord is not available, tenant should be willing to assist with letting a technician in to replace the filter at a pre-arranged time. - Maintaining landscaping in a neat and orderly manner (e.g., mowing, weeding, watering). There will be monthly maintenance fee that will be added on top of monthly rent. - Promptly reporting any maintenance issues to the landlord to prevent further damage. - Ensuring proper disposal of trash and recycling. 8. **Utilities - The tenant is responsible for all utilities unless otherwise specified (e.g., water, electricity, gas, garbage, internet).. 9. **Alterations and Repairs - Tenants may not make alterations to the property (e.g., painting, installing shelves) without prior written approval from the landlord. - Repairs due to tenant negligence or damage will be the tenant's financial responsibility. 10. **Entry by Landlord The landlord reserves the right to enter the property for inspection, repairs, or showings with at least 24 hours' written notice, except in emergencies. Due to the landlord's live-in status, tenants should expect occasional access to shared spaces. 11. **Termination and Renewal Tenants must provide a 30 written notice if they wish to terminate the lease at the end of the term. Early termination may result in fees as outlined in the lease agreement.
