1. **Lease Duration The lease will commence on 5/11/2026 and terminate on 5/31/2026, covering a term of 12 months. There will be monthly maintenance fee that will be added on top of monthly rent. - Promptly reporting any maintenance issues to the landlord to prevent further damage. - Ensuring proper disposal of trash and recycling. 8. **Utilities - The tenant is responsible for all utilities unless otherwise specified (e.g., water, electricity, gas, garbage, internet).. 9. **Alterations and Repairs - Tenants may not make alterations to the property (e.g., painting, installing shelves) without prior written approval from the landlord. - Repairs due to tenant negligence or damage will be the tenant's financial responsibility. 10. **Entry by Landlord The landlord reserves the right to enter the property for inspection, repairs, or showings with at least 24 hours' written notice, except in emergencies.
