Lease terms

First month rent and deposit are due upon signing a one year fixed term lease agreement. After one year the lease will revert to a month-to-month. You should have good credit, rental, and employment references, and income ratio 2.5 or higher. We do not charge any other fees to apply. We will look at your credit check through Zillow when you submit it. Owner pays the water, garbage, sewer, and the monthly Lawn service. Tenant pays for their electricity usage through SMUD, and gas usage through PG&E. sign up for your own Wifi. There are no hidden shared utility fees. NO pets or animals in this four Plex. (Another tenant has a prior legal claim due to a serious allergy). At this time, there is no renters insurance requirement. This may be subject to change by owners insurance company. Parking on the street is easy and free with a K corridor pass from the City. There are currently no vacancies in the back parking lot. When available, they rent for $160 per month.
