Lease terms

Lease Terms & Conditions Lease Term: Minimum one (1) year lease required. Monthly Rent: Due on the 1st day of each month. Late Payments: Rent is considered late after the 5th day of the month. A $100 late fee will be assessed beginning on the 6th if full payment has not been received. Utilities: Tenant is responsible for all utilities, including but not limited to electric, gas, water, sewer, trash, internet, cable, and any other utility services provided to the property. Exterior Maintenance: Tenant is responsible for all exterior maintenance, including lawn mowing, landscaping, leaf removal, snow and ice removal, and general upkeep of the exterior grounds throughout the lease term. Renters Insurance: Tenant must maintain renters insurance for the duration of the lease. Proof of coverage is required prior to occupancy and must be kept current throughout the lease term. Pets: No pets are permitted on the property under any circumstances. Occupancy: Only approved occupants listed on the lease agreement may reside in the home. Property Care: Tenant agrees to keep the premises clean, sanitary, and in good condition and to promptly report any maintenance issues to the landlord. Compliance: Tenant agrees to comply with all terms of the lease agreement and all applicable local, state, and federal laws.
