LEASE TERMS This property is offered pursuant to a written residential lease agreement governed by the laws of the State of New Mexico, including the New Mexico Uniform Owner-Resident Relations Act (NMSA 1978, 47-8-1 et seq.). Lease Term: A fixed-term lease of 12 months is preferred. The lease commencement and expiration dates will be specified in the rental agreement. Security Deposit: A security deposit will be required in an amount stated in the lease and handled in accordance with New Mexico law. For a lease of less than one year, the security deposit may not exceed one month's rent. Deposits may be applied to lawful charges, including unpaid rent and qualifying damages beyond normal wear and tear, and any required deductions will be handled in accordance with applicable New Mexico law. Rent: Monthly rent is due on the date specified in the lease. Rent, late charges, utilities, and any other permitted charges will be clearly identified in the written rental agreement. Utilities: Responsibility for utilities and services will be specified in the lease agreement. Occupancy: The property shall be occupied only by the residents approved under the rental agreement. Any additional occupants must be approved in writing by the owner or property manager. Maintenance & Care: Residents are expected to maintain the property in a clean and sanitary condition, promptly report maintenance issues, and comply with all lawful terms and conditions of the rental agreement. Smoking: No smoking or vaping is permitted inside the residence, basement, garage, or other enclosed areas of the property. Pets: Pets are subject to prior written approval and the terms of the rental agreement. Assistance animals will be handled in accordance with applicable federal and state fair-housing requirements. Basement: The large basement area is included with the property for the resident's permitted use, subject to the terms of the lease. The basement may not be used as a separate dwelling unit or occupied as a separate residence unless legally authorized and expressly permitted in writing. Laundry: Washer and dryer are provided for the resident's use and shall remain at the property. Garage: The property includes a one-car garage. Garage use and storage are subject to the lease terms and applicable safety requirements. Application & Screening: All prospective residents must complete the rental application and satisfy the owner's lawful screening requirements. Screening criteria will be applied consistently and in compliance with applicable federal, state, and local fair-housing laws. All lease terms, fees, deposits, notices, resident obligations, and owner obligations shall be governed by the executed written rental agreement and applicable New Mexico law.
