Lease terms

One-year lease required. Property is being rented as-is. No smoking or vaping of any kind inside the home or anywhere on the property. No pets. Tenant is responsible for all utilities, including electricity, gas, water, sewer, garbage, internet, and any other services serving the property. Tenant is responsible for routine upkeep, including replacing HVAC air filters, changing smoke detector batteries, keeping the property clean, and maintaining the assigned outdoor areas. Renters insurance is required before move-in and must be maintained throughout the lease. Applicants 18 years or older must submit an application and pass screening. Gross household income must be at least 3 times the monthly rent. Minimum of 12 months of verifiable employment or stable income. Minimum of 12 months of positive rental history. No prior evictions. No outstanding landlord collections or utility collections. Credit, background, income, and rental history will be verified. All occupants 18 years or older must complete an application. Applications from other screening services completed within the last 30 days may be accepted upon review.
