Lease terms

In the event of any conflict between the Lease and this Addendum, the provisions of this Addendum shall govern. I. USE OF PREMISES - Tenant shall use the Premises solely for residential purposes. - Tenant shall obey, and require all household members and guests to obey, all applicable laws. II. COMMON AREAS - Tenant may use common areas during the Lease Term with other residents. III. LANDLORD'S ACCESS TO PREMISES Landlord may enter for protection, repairs, inspections, and showings with reasonable notice or in emergencies. IV. MAINTENANCE AND REPAIRS Both Landlord and Tenant responsibilities apply as described in the addendum. V. MOLD DISCLOSURE AND PREVENTION Tenant must promptly report mold or moisture issues. VI. MOVE-OUT OBLIGATIONS Premises must be left clean and keys returned upon vacating. VII. CLIMATE CONTROL Use heating and air conditioning responsibly. VIII. RISK OF LOSS Tenant is responsible for personal property. IX. EARLY TERMINATION / LIQUIDATED DAMAGES Fees may apply for early termination. X. CODE VIOLATIONS Tenant is responsible for violations caused by negligence. XI. RULES AND REGULATIONS Tenant must follow community rules and quiet hours. XII. OCCUPANCY AND GUESTS Occupancy limits must be observed. XIII. INSURANCE ADDENDUM Tenant must maintain renter's insurance with minimum $100,000 liability coverage. XIV. HOLD HARMLESS Tenant agrees to hold Landlord harmless.
