Lease terms

Lease duration is 12 months. The rent is $4390 per month. Security deposit is equivalent to one month of rent. Security deposit is due when lease is signed and the 1st month rent for move-in. The tenants are expected to pay the full amount of the rent and other fees even if other tenants cannot pay their share. The keys will be given after receiving the rent, security deposit and the receipt of renter's insurance meeting the standard described below. The HOA fee is covered by the landlord. The utilities and internet are not included. The house comes with solar panel with electricity tenants can use free of charge. In addition, the tenant is responsible for maintaining the front and back yard, including, but not limited to, controlling weeds and maintaining the health of all plants, shrubs, and trees. For the exact standard, please consult the landlord and HOA guideline. The tenants must follow HOA rules and regulations. The landlord is not responsible from any fine incurred due to violations of the rule. We do not offer rent by rooms. We do not accept pets. No smoking allowed in premise. Not pets are allowed. No sublease is allowed. Tenants must also pay for the air filter replacement (~$30 per three month replacement) every three months. In addition, tenants must purchase and maintain a liability insurance of no less than $300K for the duration of the lease and for all tenants. If available, tenants must add landlord as additional interest. Once the lease ends, the tenants must also pay a 400 cleaning fee.
