Lease Overview & Rent: Lease Term: 12-Month Lease Rent: $1375 month, due on the 1st of each month. Security Deposit: $1375 due at move-in. Pet Policy: Pets allowed upon landlord approval. Pet Rent: $50 per month per pet. Tenant is financially responsible for any damage, wear, or odors caused by pets. Yard & Exterior Maintenance: Yard Care: Tenant is responsible for routine lawn care and maintenance of their designated half of the yard (mowing, trimming, weeding, and leaf cleanup). Snow & Ice Removal: Tenant is responsible for clearing snow and ice from their designated side of the driveway, walkways, and entrance steps. Trash Bins: Tenant is responsible for placing trash/recycling bins at the curb on pickup day. Tenant Damage & Repair Obligations: Damage Policy: If tenants, guests, or pets cause damage to the property through neglect, misuse, or intentional acts, the tenant is fully responsible for repairing the damage or covering the full cost of professional repairs. Maintenance Reporting: Tenants must promptly report any leaks, water damage, or structural issues to prevent further property damage. Utilities & Services: Tenant Responsibilities: Tenant pays for electric and water/sewer/trash (Bundled) Landlord Responsibilities: Major structural maintenance, roof and exterior building upkeep, and plumbing repairs. Property & Parking Rules: Parking: Driveway parking limited to 2 vehicle(s) for this unit. No parking on lawns or grass. Smoking Policy: Strictly NO SMOKING inside the premises. Occupancy Limit: Maximum of 4 occupants. Renter's Insurance: Proof of Renter's Insurance (with liability coverage) is required prior to move-in. Applicant Screening: All applicants aged 18 and older must complete a background check, credit check, and income verification.
