Lease terms

Tenants ARE RESPONSIBLE FOR ALL UTILITIES AND SERVICES: electricity, water-sewer, cable-internet, security system monitoring (if tenants chose to sign up), HOA fee ($350)/utility bill back (which includes garbage, outsider maintenance, use of pool, spa and Jym area. Pets may be allowed with additional pet rent and security deposit (depends on the type of pet): $75-$100 per pet up to 2 pets). No kittens or puppies. Certain restriction apply! No smoking of any kind! 1 car garage and 2 parking spaces (1 behind garage and 1 with permit). Lots of free parking around the complex. Provable income 3 times the rent is required, sometimes exceptions are made with much higher security deposit on case by case basis. No evictions in the past 10 years, no illegal drugs, sex offender and violent criminal history. Security deposit will go up if risk factors exist, such as pets, lower credit score, past employment or rent payment issues etc.. $95 lease registration fee to HOA. Renters insurance is required" at least $150,000 coverage. Any business use in commercially zoned areas downstairs is upon approval of Landlord, Management and HOA.
