Lease terms

Owner Responsibilities -Financial Obligations: Payment of HOA fees, property taxes, the underlying mortgage, and landlord's property insurance. -Repairs & Maintenance: Handling routine structural/system repairs and major capital expenditures (e.g., roof, plumbing, or HVAC unit replacement). -Initial Safety: Supplying working smoke and carbon monoxide detectors at the start of the lease. -Structural Pest Control: Managing treatments for wood-destroying insects like termites. Renter Responsibilities -Financial Obligations: Paying rent on time, securing and maintaining renter's insurance, and directly paying for all utilities (water, electricity, gas, trash, internet). -Strict "No Pets" Policy: Absolutely no animals permitted to live on, visit, or be temporarily watched on the premises. -HOA Compliance: Following all community rules to avoid violation letters or fines. -Property Upkeep: Managing landscaping (unless the HOA handles it) and maintaining excellent interior housekeeping. -Preventative Maintenance: Replacing HVAC filters every 30 to 60 days to protect the system. -Minor Maintenance: Replacing burnt-out lightbulbs, changing detector batteries, and clearing simple drain clogs. -Prompt Reporting: Immediately notifying the landlord of any leaks, moisture issues, or needed repairs to prevent secondary damage. -Property Protection: No unauthorized alterations, including painting, installing heavy wall anchors, or modifying the home without written consent. -Behavioral Pest Control: Handling interior pest issues (like ants or roaches) resulting from poor housekeeping or improperly stored trash.
