The renter is responsible for electric, water, sewer, trash, and internet bills. The lease duration is for 12 months (negotiable). Rent is due on the 1st day of each month and is paid via ClearNow which is a platform that impacts a tenant's credit score. Late fees include a $300 fee if rent is not received by the 2nd day of the month and $25 per each additional day rents are late. A $250 non-refundable pet deposit is required and only one small dog is permitted on the premises. A $500 violation fee will be assessed if the pet policy is violated. The pet policy is negotiable at the time of signing the lease agreement. The security deposit and first month rent is due before keys will be given to the renter. The security deposit is $2900. No smoking is allowed inside the house or in the garage. Violation of the smoking policy will result in a $500 fee and a reinspection. The landlord will conduct at least one inspection of the house with due notice. A $50 trip charge will be applied if the house is not accessible after arrangements have been made to enter the house. Subletting this house is not permitted. The tenant is not allowed to make permanent changes to this property without prior written consent. Any city or HOA violation fees will be the responsibility of the tenant. The landlord is responsible for HVAC and therefore will need access to the house for necessary preventative maintenance every 3 months. If tenant hires an HVAC company then proof must be provided to landlord. Tenant is responsible for Lawn care as required by HOA. Condition of additional landscaping (I.e. shrubs, raised bed, trees, flowers, fruiting plants, etc.) is the responsibility of the landlord. Garage door remotes that are not returned to the landlord will result in a $100 fee per remote. The tenant should contact the landlord if something requires repair. It is at the landlord's sole discretion how and who can repair something that requires it. The tenant will only be responsible for repair costs attributed to negligence/ misuse.
