Lease terms
12 month lease to start, then month-to-month following. Once month-to-month begins, the tenant must notify landlord in writing of their intention to move at least 30 days from the date rent is due (1st of the month). If applicants have violent criminal history, sexual abuse or evictions on record, an application will not be considered. If applicants meet all requirements and submit 1st months rent and security deposit within 3 business days of the in person tour, a $100 reduction in first months' rent will be granted. There is a zero tolerance policy for smoking in the home. Renters are required to acquire renter's insurance in case of an emergency or a total loss of the property. There will be NO PETS allowed in this home. Tenants are required to mow the grass and perform basic landscaping clean up/maintenance during relevant seasons at least once every two weeks. Snow removal and salting during winter is also the responsibility of the tenant. Tenant pays for all utilities: gas, water/trash/sewer, and electric.
