Lease terms

LEASE TERMS Rent is due on the 1st day of each month. A late fee of $50 will be charged if rent is not received by the 5th day of the month, plus $10 per day thereafter up to the maximum amount allowed by law. Security deposit is due before move-in and may not be applied toward the final month's rent. Tenant is responsible for all utilities (Proof of PG&E and City of Roseville enrollment required at signing) unless otherwise specified in the lease. No smoking or vaping of any kind is permitted inside the home, garage, or any enclosed structure on the property. Pets are subject to landlord approval. Additional pet deposit, and breed restrictions apply. Occupancy is limited to approved tenants listed on the lease. Subletting, short-term rentals (including Airbnb/VRBO), and assignment of the lease are prohibited without prior written consent from the landlord. Tenant shall maintain the premises in a clean and sanitary condition and promptly notify landlord of any maintenance issues. Tenant is responsible for replacing HVAC filters regularly and watering the yard and landscaping unless otherwise specified in the lease. Alterations, painting, satellite dishes, security cameras, or installation of fixtures require prior written approval from the landlord. Renters insurance with a minimum of $100,000 liability coverage is required for the duration of the tenancy. Proof of coverage must be provided prior to move-in. Violation of lease terms may result in fees, notices, or termination of tenancy as permitted by California law. Property is rented in its current condition unless otherwise agreed to in writing. All applicants 18 years of age or older must complete an application, pass background and credit screening, and be listed on the lease. PARKING AND VEHICLES Parking is limited to a maximum of three (3) operable, currently registered vehicles associated with the property unless otherwise approved in writing by the landlord. Tenant shall use the garage and driveway for vehicle storage and parking to the greatest extent possible. Vehicles may not be stored on lawns, landscaped areas, or other unapproved surfaces. Recreational vehicles, including but not limited to RVs, campers, travel trailers, boats, jet skis, utility trailers, and commercial vehicles, may not be parked, stored, or kept on the property or in front of the property for more than 48 consecutive hours without prior written approval from the landlord. No inoperable, unregistered, abandoned, dismantled, or repair-project vehicles may be kept on the property or parked in front of the property at any time. Tenant shall comply with all applicable city, and county residential code regulations. Repeated violations of parking restrictions shall constitute a lease violation.
