Tenant must keep pets current on vaccinations and flea/tick prevention. Tenant shall immediately remove and properly dispose of all pet waste. 5. HOA Compliance: Tenant agrees to comply with all HOA pet rules and is responsible for any fines assessed. 6. Violation: Any violation of this addendum is a material breach of the lease and may result in immediate eviction and forfeiture of all deposits and fees. LAWN CARE & LANDSCAPING ADDENDUM 1. Professional Service: Landlord will contract a professional lawn service to mow, edge, and perform basic maintenance on the yard every two weeks. 3. Tenant Responsibilities: Pick up and properly dispose of all pet waste daily. Keep the yard free of debris, trash, toys, clutter, water, and weed appropriately. Maintain two raised garden beds (watering, weeding, etc.) if Tenant chooses to use them. Do Not damage trees, shrubs, plants, or fencing. Notify Landlord immediately of any issues with the lawn service or yard. 4. Move-Out Condition: Yard must be returned in the same condition as move-in (normal wear expected). Any additional service required due to Tenant neglect will be charged to Tenant.
