1. Smoking Policy No smoking, vaping, or use of any tobacco or cannabis products inside the home. Violation may result in cleaning fees and/or lease termination. 2. Utilities Tenant is responsible for all utilities, including but not limited to: electricity, gas, water, sewer, trash, internet, and cable. 3. Property Care & Maintenance Tenant agrees to keep the property clean and in good condition. All appliances must be used properly and maintained with reasonable care. Tenant is responsible for minor maintenance (e.g., light bulbs, air filters, basic upkeep). Any damages beyond normal wear and tear will be assessed based on condition 4. Pets Policy Pets are allowed with prior approval and a pet fee is required per month and a $500 deposit fee.. $50 per month for small dogs, $75 per month per dog for larger breeds All pets must be house-trained and well-behaved. Tenant is responsible for any pet-related damages or cleaning. 5. Alterations No major alterations or modifications to the property without written landlord approval. This includes painting, installing fixtures, or making structural changes. 6. Occupancy Only approved occupants listed on the lease may reside in the home. Long-term guests (over 14 days) require landlord approval. 7. Rent & Late Fees Rent is due on the agreed date each month. Late payments may incur a fee after 5 days of due date 8. Security Deposit Security deposit will be held to cover damages beyond normal wear and tear. Refund issued per state law after move-out inspection. 9. Lawn Care & Snow Removal Tenant is responsible for routine lawn maintenance and snow removal 10. Entry & Inspections Landlord may enter the property with proper notice (typically 24 hours) for inspections, maintenance, or showings. 11. Repairs & Reporting Tenant must promptly report any maintenance issues. Delayed reporting that leads to further damage may be tenant's responsibility. 12. Noise & Neighborhood Respect Tenant agrees to maintain a peaceful environment and comply with local noise ordinances. 13. Subleasing Subleasing or Airbnb-style rentals are not allowed 14. Lease Termination In the event of early lease termination, a 3-month written notice is required, along with a penalty equal to two month's rent Property must be returned in clean condition upon move-out, same as when the property was handed over for rent.
